Rebuilds: when repair stops being the honest answer
Most chimney problems are repairs. Some are not. When spalling covers whole faces, when mortar has washed out deeper than repointing reaches, or when the stack leans or shows stepped structural cracking, patching becomes a way to spend repair money twice. A rebuild takes the chimney down to sound masonry and reconstructs it correctly.
Partial rebuilds, the common case
The section above the roofline lives in the full weather and fails decades before the protected structure below. A partial rebuild removes the top courses down to solid brick, then rebuilds with new units, fresh flue tile or liner as needed, and a properly formed crown with overhang and drip edge. Done once with the right materials, the rebuilt top is the strongest part of the whole stack.
The earthquake question
Pierce County remembers the 2001 Nisqually quake through its chimneys: unreinforced masonry stacks cracked and toppled across the South Sound while the houses under them rode it out. Rebuilds are the moment to address that. Modern reconstruction adds reinforcement and proper anchoring the original 1960s work never had, which matters for a tall stack over a driveway or a kid's bedroom.
