Common questions

How much does a chimney sweep cost?

Low hundreds, typically bundled with a Level 1 inspection. If the flue turns up clean, the visit converts to inspection pricing, because nobody should pay to clean a clean chimney.

My chimney leaks when it rains. What is the usual cause?

Four suspects in order: cracked crown, missing or failed cap, flashing, and saturated brick. The stain location lies, so we diagnose with testing before repairing anything.

What is the white staining on my brick?

Efflorescence: minerals left where water exits the masonry. The stain is cosmetic; the water path behind it is the repair.

Is moss on the chimney a problem?

Yes, in slow motion. Moss holds water against masonry and works into soft joints. Removal is gentle and chemical, never pressure washing.

How often should I have the chimney inspected?

Annually if you burn regularly, every few years if you never do, and a Level 2 camera inspection after any flue fire, felt earthquake, appliance change, or when the home changes hands.

Do you work on gas fireplaces?

Yes: annual service, pilot and ignition repairs, glass, and venting checks. Gas units are combustion appliances and earn a yearly look same as wood.

What does chimney repair cost around here?

Sweeps and caps in the hundreds, crowns from sealing money to a few thousand replaced, relines two and a half to seven thousand, rebuilds from a couple thousand into five figures. Every quote we write is itemized, photographed, and firm.

Can you just seal the chimney to stop leaks?

Sealer is the finish coat after repairs on sound masonry, never the fix for a cracked crown or bad flashing. A company selling waterproofing as a cure is selling concealment.

Do you serve my neighborhood?

University Place, Fircrest, Steilacoom, Chambers Bay, Day Island, and west Tacoma to Jackson Avenue. Outside that we point you to someone reputable rather than quote badly.

What happens when I call?

You reach us live when possible, and a missed call gets a fast callback the same day. Every visit ends with photos, a written scope, and a firm price before any work is agreed.
