Our Tacoma coverage is deliberately narrow: the border neighborhoods west of Jackson Avenue, the Sixth Ave west corridor, and the streets along the Narrows. These blocks share University Place's weather, its housing eras, and its drive times, which is the whole reason they are in the footprint while the rest of Tacoma is not.

What the border blocks hold

The stock here mixes eras more than UP proper: 1940s wartime homes near Sixth Ave, mid-century ramblers filling the grid, and newer infill scattered through. Older homes bring smaller fireboxes, occasionally unlined flues, and crowns that were parged rather than poured. The mid-century majority runs the standard pattern of aging crowns and soft joints. The Narrows wind

The Narrows funnels wind, and the blocks above it feel that in their chimneys: caps loosened in storms, wind-driven rain finding marginal flashing, and weather faces eroding ahead of the sheltered sides.
