Chimney repair in 98466
The 98466 ZIP covers the north half of University Place: the Grandview corridor, the neighborhoods off 27th and 40th, and the streets running to the Fircrest line. This is the earlier-built half of the city, heavy with 1950s and 60s ramblers, and its chimneys are the classic wide single-flue brick stacks of that era, most still wearing their original crowns.
The north-half pattern
Original crowns past sixty years are the defining issue in 98466. The thin mortar-wash crowns of the period crack, feed water into the top courses, and produce the spalling-under-the-crown pattern we photograph here weekly. The good news is timing: most of these chimneys are at the crown-and-repoint stage where the fix is modest, and only the longest- neglected have crossed into rebuild territory.
Practical service notes
The mature trees on these blocks mean moss on shaded faces and needle litter packing behind caps, both checked on every visit. Dryer runs in the local rambler layouts tend to be long crawlspace routes, so vent cleaning pairs naturally with a sweep here. Same-week scheduling is normal for small work anywhere in the ZIP.
