Rebuild cost: the honest big number

Rebuilds are the expensive end of chimney work, and pretending otherwise helps nobody. Partial rebuilds, taking the stack down from the top to sound masonry and reconstructing, generally run from a couple thousand to around eight thousand depending on how far down sound brick starts. Full rebuilds from the roofline or below live in five figures.

Where the money goes

Demolition and disposal of the failed masonry. New brick, matched to the original. Flue tile or a stainless liner. A properly formed crown. Scaffolding or lift access for tall stacks. And on modern rebuilds, reinforcement and anchoring the 1960s original never had, which is the seismic upgrade this region's chimneys visibly needed in 2001.

Avoiding rebuild money

Almost every rebuild we price was once a crown repair, then a repointing job, then a partial rebuild, at each stage costing a fraction of the next. The practical takeaway is not scary, it is cheap: a periodic look at the crown and joints, and small repairs done the year they appear, is the entire strategy for keeping rebuild money in your pocket.
